D&D Village

the newest project of "Yazov" Ltd

"D&D village" is the newest project of "Yazov" Ltd., co-invested with its partner "Ori Building", with whom residential complex closed type "Ori Buildings" recently, have been putted into use in front of the entrance of the International Plovdiv Fair, consisting of 300 apartments and trade – office part. The field for which we are presenting this residential complex is found near the village of "Markovo", district "Zaharidievo", near to the newly constructed road to the popular chalet "Zdravetz". The village of Markovo is found in semi mountain region. It is situated 5 km to the south of the city of Plovdiv in the northern foot of the hill Chernatitza in the so called "Rhodopi collar". Over the village unique catchments from Roman time are still found, from which ancient Trimoncium have been water supplied.

Nearbies

Near over the village of Markovo the natural park "Rhodopi" begins, in which the resorts "Zdravetz", "Sutdenetz" and "Biala Cherkva" are found. In the defile of the stream, approximately one kilometer away the beautiful area "Manchevoto" is situated (also known as "Remsova poliana") which is a perfect place for recreation. Many citizens buy properties in the village which helps the area to shape into a summer holiday resort. After 1915 during the settlement of many Armenians in Bulgaria, some built houses in the village as their number was above one hundred before 1944. After September 9th, 1944 the construction of houses continues, as two summer areas begin to take shape – the bigger one to the southeast, and the smaller one to the west of the village, thus making the village a VIP zone for the nearby administrative center of the area the city of Plovdiv.

The first stage of the residential complex includes construction of 62 houses and 7 five- floors residential buildings with apartments as the total number of apartments will be 163. The total construction area of the project is 29 500 sq. m., as the land on which the project will be situated is 28 000 sq. m. It is divided into two phases. The first phase is in completion phase, and is expected to get permission for use within a month. It includes 8 one-family houses with three bedrooms, 4 blocks, 5 floors high, with 20 apartments each, and 28 one family houses with two bedrooms. The second phase includes 3 blocks type K5, 26 houses type K3, social area with children’s playground and servicing premises to the complex such as drugstore, 24/7 supermarket, stores, etc. its construction is scheduled to begin in September 2010 and to take approximately 3 years. The second stage of the complex is in process of redesigning and is not scheduled to begin within the next 2 years.

Houses

K1 Design

k1Houses are 4 types. Four houses type К1 are designed. The first floor is rotated towards the second thus creating an open terrace, partially covered by the roof. On the first floor are situated living room with dining room with area of 52,06 sq. m., kitchen, laundry with area 3,23 sq. m., garage – 16,37 sq. m., WC – 2,80 sq. m. and stairway to the second floor. On the second floor of the houses are situated three bedrooms with areas 12,50 sq. m., 13,14 sq. m. and 17,84 sq. m., wardrobe 6,75 sq. m., two bathrooms with area 5,04 sq. m. and 6,30 sq. m., hallway, stairway and terrace with area 14,22 sq. m.

K2 Design

k2There are to be designed also four houses type K2. They are decided to be executed with flat rooftop. On the first floor are situated living room with area 28,20 sq. m., dining room with area 26,41 sq. m., kitchen – 7,27 sq. m., garage – 17,00 sq. m., WC – 2,35 sq. m. and stairway to the second floor and hallway. On the second floor are situated three bedrooms with area 11,09 sq. m., 16,93 sq. m. and 17,20 sq. m., wardrobe 8,18 sq. m., two bathrooms with toilets with equal area of 3,48 sq. m., hallway with area 6,67 sq. m., stairway and two terraces with area 7,72 sq. m. and 35,26 sq. m.

K3 Design

k3Fifty four houses type K3 are designed. They are type "in-line" with flat rooftop. On the first floor are situated living room with dining room with area of 31,64 sq. m., kitchen – 7,93 sq. m., entry with area of 4,90 sq. m., garage – 17,90 sq. m., WC – 2,25 sq. m. and stairway to the second floor. On the second floor of the houses are situated two bedrooms with areas 15,23 sq. m. and 14,75 sq. m., bathroom with toilet 4,33 sq. m., hallway – 4,48 sq. m., stairway and terrace with area of 11,01 sq. m.

K4 Design

k4The design for houses type К4 represents multi – family 5 floors residential buildings with construction area of 1848,00 sq. m. This type of houses are thirty (30 No.). In each of the blocks there are 20 apartments. On the first three floors 3 one bedroom and 2 two bedrooms apartments are situated. On the fourth floor there are 1 one bedroom, 1 two bedrooms and 1 four bedrooms apartments. On the last floor there are 1 2 bedrooms and 1 three bedrooms apartments. The roof of the building is flat as the last two floors are pulled in from the façade flatness. The materials on the facade are natural stone, plaster and wooden covering and window work. The parking plots will be freely situated around the houses type К4. Under the houses type К4, which are situated on the main road of the complex, there are 1 floor shop area.

K5 Design

The designs for blocks type K5 are ready and are to be brought in the Municipality for approval in the middle of December. They are situated on the place of 5 of the blocks type K4 in the first phase of the complex and are expected to commence construction in May 2010. The blocks are 3 and consist of 5 floors each. The total construction area of each of the blocks is 3 192.90 sq. m. The first floor includes storage premises and 4 apartments with outer yards. The second and the third are the same, consisting of 8 apartments each. On the fourth floor 6 apartments are situated, one of which is penthouse type, second floor of which is situated on the fifth floor, and the fifth floor itself is pulled from the façade flatness which allows situation of big open terraces and consists of 3 apartments. The parking places are situated around and under the buildings. Like the blocks type K4 the roof is also flat, and on the façade natural stone, wooden tiling and mineral plaster will be used, as well as metal casings for the air-conditioners outer bodies.

The premises in the houses will be finished as follows:

  • Floor coverings – living room, dining room and bedrooms - laminate; kitchen, hallways and stairways – granite; faience and terracotta in the service premises
  • Walls and ceilings – latex paint
  • Rooftop – roof tiles for slope rooftops
  • Facades – color polymer plaster, tiling with natural stone, as for the color design an additional project will be presented, wooden covering and window work
  • Railings – according to individual projects for stairways and terraces

Infrastructure

As every complex closed type "D&D village" will offer a lot of green areas and brand new infrastructure. The green areas in the complex are situated over half the land of the project, or approximately 30 000 sq. m. New road infrastructure will be constructed inside the complex, as well as part of the road which will connect the villages of Markovo and Belashtica. New electrical, water and sewerage connection will be made, as well as entirely new water supplying system. There is also a plan for specialized garbage disposal system as well as public transportation between the complex and the nearby city of Plovdiv.

Services

For its customers the complex will offer 24/7 hypermarket and drugstore, as well as many shops for satisfying every day needs. There will be a construction of children’s playground and recreation areas. Specialized company will take care for the needs of the complex – 24/7 security, access control and video monitoring, cleaning and maintenance of the common parts of the blocks, maintenance of the area between the blocks, repair of the road, cable and sewerage systems of the complex, cable TV and Internet and many others.
